Contract for Leasing an Apartment in Jiugui

This Contract is made and entered into on [Date] by and between the Lessor, [Lessor"s Name], with a residence at [Lessor"s Aress], hereinafter referred to as "Lessor", and the Tenant, [Tenant"s Name], with a residence at [Tenant"s Aress], hereinafter referred to as "Tenant".

1. Premises

The Lessor hereby leases to the Tenant the premises located at [Aress of Premises], hereinafter referred to as "Premises".

2. Term

The term of this Lease shall commence on [Start Date] and shall end on [End Date]. This Lease may be renewed upon mutual agreement of the Lessor and the Tenant.

3. Rent

The monthly rent for the Premises shall be [Rent Amount], which shall be paid by the Tenant in advance on the first day of each month. The Tenant shall also pay a security deposit of [Security Deposit Amount] to the Lessor at the beginning of the Lease term. The security deposit will be refunded to the Tenant at the end of the Lease term, s any deductions for damages or unpaid rent.

4. Use of Premises

The Tenant shall use the Premises for residential purposes only and shall not use the Premises for any commercial or business purposes. The Tenant shall not sublet or assign this Lease without the prior written consent of the Lessor.

5. Maintenance and Repairs

The Tenant shall maintain the Premises in a clean and orderly condition at all times and shall immediately notify the Lessor of any needed repairs. The Lessor shall be responsible for repairing and maintaining the exterior and structural components of the Premises. The Tenant shall be responsible for repairing and maintaining any interior fixtures, appliances, and personal property within the Premises.

6. Utilities

The Tenant shall be responsible for paying all utilities for the Premises, including electricity, water, gas, and internet services.

7. Insurance

The Tenant shall maintain liability insurance coverage in the amount of at least [Insurance Amount] for the duration of this Lease.

8. Quiet Enjoyment

The Lessor agrees not to interfere with the Tenant"s quiet enjoyment of the Premises.

9. Termination

This Lease may be terminated by either party upon thirty (30) days" written notice to the other party. In the event of termination, the Tenant shall vacate the Premises within ten (10) days and return possession to the Lessor.

10. Governing Law

This Lease shall be governed by and construed in accordance with the laws of the People"s Republic of China.

11. Entire Agreement

This Lease constitutes the entire agreement between the Lessor and the Tenant and supersedes all prior negotiations, understandings, and agreements between them, whether written or oral.
